1. Suggested Applications:

There are three types of installation methods for EPDM;
Fully Adhered, Mechanically Attached, and Ballasted.
The fully adhered, and mechanically attached systems are done the same as the TPO and PVC systems, except the seams are adhered together vs being heat welded.
Ballasted systems are loose laid, and weight based with the gravel or stone on top. In areas where certain items may be drop from balconies on hotels, high rise condos, a ballasted system would be preferred.
In areas where there might be windows that overlook the roof, EPDM can be a great option versus TPO or PVC as it is black and not a bright white that can be hard to look at with the sun reflecting.

2. Time Frame for Installation:

The time frame for install can vary greatly based on the size of the roof, how much flashing is needed, type of substrate (multiple layers of insulation board and coverboard) and application method for the membrane. We do try our best to set a timeline of repairs, however at times outside factors may delay the install process such as weather-related delays.

3. Warranties:

Warranties for EPDM roof systems are very similar to the warranties that are offered with TPO and PVC, and require manufacture approval for 20yr NDL (No Dollar Limit) warranties. workmanship, and material defects. Even if the roofing contractor that installs the roof goes out of business the manufacture will still honor the warranty and find a qualified contractor to address that issues that may arise. The manufacture can offer this type of warranty as they inspect the roof before, during and after the install process to ensure it is installing to the their specifications.

4. Expected Lifespan:

EPDM roofs can usually last 15-20 years and in certain cases longer if properly maintained. Some of the factors that can affect the roof longevity are: weather such as wind or hail, membrane thickness (40, 60, 80 mil), and consistently maintaining the roof over its lifespan.

EPDM is a rubber roofing membrane known for its durability and ease of installation. EPDM or (ethylene propylene diene terpolymer) is commonly used on low slope or flat roof buildings. Available in either black or white, EPDM can be great compliment to the aesthics of your building. The short answer is: probably not. EPDM roofs work best when installed on a flat or low slope roof.
