Do you have a new building that you are in the process of designing, or just breaking ground?

We can help you find the right roofing system, that is done correctly, up to code, and per specifications of the architect drawings.  We work closely with the roofing material manufacturers to make sure what is installed is done right, can be warrantied, and is a product we are proud to say, “That is a Watermark Roof!”

Can you work with our architect and/or contractor?

Yes! We at times need to work with Architects, General Contractors and engineers to determine the best look for a property, how it is to be installed (To manufacturer specifications for shingles, TPO, EPDM-flat roofs, etc.) and the maximum weight loads a roof framing system can sustain.

What type of roof is best for my property?

This can often be determined by speaking to an architect, and a licensed roofing contractor. Since many properties may both flat roofs, and steep pitches, it may need to have different products installed in sequential order.

How long will my new roof last?

Many roofs can last more than 15-20 years if maintained after installation.

What design choices do you offer?

Because we offer an array of options for different roof types, this can be a difficult question to answer. But rest assured that when we review the options for your property, we can review a Good, Better, & Best scenario to give you the best fit for your needs

Assessment and Inspection FAQs

1) Do I need to be onsite when you do the inspection?

 Most of the time there is no need to be onsite during the initial inspection, but we do like meeting our clients and making sure they can put a face to the name.

2) What does an inspection consist of?

Depending on the type of roof system that is installed, it can change how and what is completed on an inspection. If it is a flat roof, all inside and outside corners are inspected, pipe flashing, parapet walls, membrane condition for TPO, EPDM, and PVC.
For shingled roofs, we look at the mat (shingle material) to determine how the weather is affecting it, and if a shingles is in a repairable condition, the pipes flashings, chimney flashing, & ridge cap.
In many cases storm damage may have affected the property and a more in-depth inspection may be needed to both the roof, and the elevations. (Lucky for us we have a veteran adjuster to help with how this is completed and what the insurance company looks for!)

3) How long does an inspection take?

Depending on the size and type of roof or roofs for multifamily properties, an inspection can take anywhere from 15 minutes to 2+ hours.

4) How often should I get my roof inspected?

We say that being on a good roof maintenance plan will help you in the long term avoid any major issues and prolong the lifespan of your roof. If you are not on a maintenance plan, then we suggest any time you have a severe storm affect your area to give us a call.

5) Does insurance cover inspection after a storm?

Yes, most insurance policies cover storm damage. While insurance coverage varies from company to company so can the policy coverages and types for each company.

6) Do you have roof inspection checklist you use?

Yes, we do follow certain guidelines to ensure that we do not miss or forget specific items. Our job is to be as thorough and honest with you so you can make the needed decisions when the time comes.

Maintenance

In some cases, preventative maintenance would be warranted knowing that we can extend the life of the roof for another 5-7 yrs. By maintaining the roof, you can maximize the longevity, usefulness, avoid a headache of leaks, and not have to worry about the replacement immediately. This results in money savings over the long term.

Maintenance FAQs

1) How do you maintain a roof?

Maintaining a roof can often times be a simple fix to prevent a larger issue from occurring. We look at all weak areas a roof could allow moisture in from and address those weak points.

2)What does maintenance include?

Maintenance plans vary based on whether it is a shingled roof or flat roof, and size ofd the roof. Some plans require more in-depth maintenance depending on the building use, type of material and how many roof penetrations.

3) Will maintaining my roof make it last longer than its supposed to?

Absolutely! By making sure all the seals and caulking is kept crack free, and in good working condition, the roof should be able to outlast a non-maintained roof. With that being said, we can’t put a bubble over your property to prevent weather from having its way.

4) What is the easiest type of roof to maintain?

Currently there are multiple products (these fall into the “BEST” category) that can last 25+ years and require very little maintenance, leaving only the penetrations such as pipes, furnace stacks, or chimneys to be inspected and maintained every 3-5 years.

5) Are gutters and downspouts covered in your maintenance plan?

In some cases, we do include gutter cleaning as foliage can block the flow of water and cause back up in the property.

6) How often do I need to have maintenance performed?

ROOF REPLACEMENT

If the roof is beyond repair or maintenance, replacement may be necessary. We will document the issues, and provide a cost and method of replacement. Sometimes, roofs are just too worn out and need to be replaced. Other times, they have storm related damage, and would warrant an insurance claim. Either way, we will guide you through the process.

Roof Replacement FAQs

1) How much does it cost to replace a roof?

Due to the code regulation, type of roof systems, and safety concerns around a given roof structure no dollar amount can be given at this time. Contact us for an inspection and estimate tailored to your property.

2) What is included in a roof replacement?

We remove all roof material down to an existing decking (wood, steel or concrete). We then prep the surface and install the proper underlayment for shingled roofs or insulation panels/cover board for a flat roof. Next would be the installation of the desired roof membrane shingles, TPO, EPDM or PVC.

3) How long does it take for a typical roof replacement?

The typical replacement period can also vary based on what is on the existing roof, how much prep needs to be done, type of roof, size of the roof and weather. On average, most roofs can be done in 2 days- 7 days.

4) Can my business remain open during the process?

In many cases business remain fully functional during the roof replacement process. We take care to ensure that your business is up and running by keeping safety first not just for our workers but for your employees and clients. We also strive to keep a clean (clean as possible) job site.

5) How do I know if I need a roof replacement?

Easy. Have us out to take a look at your roof, if it is a repair that is needed then we will advise of that.

6) Do you work with any insurance companies?

Yes, we have extensive knowledge in navigating the insurance claim process, and strive to ensure all items that should be addressed are addressed so we can properly address the issues.

7) Do you provide warranties for your work?

Yes, we do offer warranties. Because we partner with the best, we make sure that we can also offer additional warranties directly from the manufactures to ensure you have the best coverage in the event of an issue arising.

8) Do I need a permit or does your company cover that?

Any permits that may be required from a municipality we will take of as this is part of our scope of work.
